Mixed-Use developments have proven benefits to a community typically calculated as better walkability, short commutes to work and shopping, greater housing variety, bicycle and pedestrian-friendly environments, potential place making, and less sprawl. Another benefit, perhaps not as widely accepted or applied, is less traffic. Until recently, this reduction in traffic has been underestimated due to the lack of accurate, valid supporting data.
