Market Analysis
A mandatory Pre-Proposal meeting will be held on Monday, March 3, 2008 at 10 a.m.
Submittal deadline -- Monday, March 10, 2008, 4pm
The Louisville City Council adopted the Highway 42 Revitalization Area Comprehensive Plan (“Highway 42 Plan”) as a formal amendment to the City’s Comprehensive Plan in September 2003. The Highway 42 Plan was adopted again by reference in the City’s adoption of the 2005 Citywide Comprehensive Plan in August 2005.
As a tool to implement the Highway 42 Plan, a mixed use zone district and associated design guidelines were adopted by the City Council in September of 2007. To further examine the potential economic benefits of future public and private investment in this area, the City of Louisville wishes to retain a firm to provide the City with a market evaluation that will identify potential residential and commercial market demand within the project area. The evaluation should also provide a range of rental rates and sales prices based on a reasonable estimate of expected commercial and residential uses.
The market analysis will include the following elements:
·
Market Research
·
Public Financing
·
Feasibility Analysis
·
Implementation Strategy
